Low Slope Roof

Like we mentioned regarding steep slope roofs, the pitch of a roof is nothing more than a ratio that indicates how much rise there is in the roof over a run of a foot, or 12 inches. A “low slope roof” means your roof has 2 inches of vertical incline for every 12 inches of horizontal distance. Roofs are considered low-slope when they have a  pitch of 3:12 or lower.

That means the roof doesn’t shed water as easily as steeper roofs, which is why choosing the right type of roofing material is so important.

So why can’t you put traditional roofing materials on a flat roof? The first reason is that it doesn’t meet Florida Building Code. Roofing systems like asphalt shingles are installed by overlapping one row on top of another. They work cohesively with the pitch of the roof to shed water. Since flat roofs have little to no pitch, water would work itself underneath the shingles, eventually rotting the roof deck and causing leaks.

When it comes to a flat roof structure, Modified Bitumen and TPO are affordable choices that stand the test of time.

Modified Bitumen is a type of flat roof that is considered one the most durable roofing systems.

The term “modified” refers to the addition of plastic or rubber-based polymeric binders to the asphalt to improve its roofing performance and durability. The Modified Bitumen Membrane itself is made up of multiple layers in what is essentially a “factory assembled” built-up roof. During the manufacturing process, several coats of modified bitumen are reinforced with a woven fiberglass. They are then finished with either a smooth or granular top surface.

The Granular type comes in different colors. The smooth surface type is then coated with either an aluminum or white surfacing on site. The coatings are used to deflect the damage from ultra-violet rays from the sun as well as keeping the central Florida roof surface cooler.

Thermoplastic Polyolefin, known as TPO, is a commonly used roofing material. This single ply roofing membrane is energy efficient, lightweight, and traditionally used on commercial properties that do not have trees.

TPO resists mold growth and dirt accumulation. It is made to be flexible and can allow for a structure’s movement or settling. In general TPO membranes are manufactured with wider sheets and are lightweight.

A lighter-colored membrane, TPO often is used in our warm climate where it can be used as a reflective material.
