We Have The Answers
If you are like most of our customers, this is probably your first experience with a roofing project, and you may be wondering what to expect. The following FAQ is offered to address questions many clients have asked as well as prevent any misunderstanding prior to your start date.
If we didn’t cover a question you may have, please send us an email at the bottom of this page and we will respond to you directly and include your question with our answer in this FAQ for future reference.
My Roof Is Leaking. Does This Mean I Need A New One?
Not necessarily. You may only need repair work. Leaking can result because some flashings have come loose or because a section of the roof has been damaged. The best way to determine the problem is to call in a professional roofing company for an evaluation. We offer FREE roofing inspections. Submit the form on this page to schedule your free inspection of your roof.
How Will I Know If My Roof Has Problems?
Roof problems are generally discovered after leaking or other serious damage occurs. The condition of the shingles will determine whether a repair or replacement is appropriate. When worn out, shingles sometimes curl, warp or lose granules or may have missing or damaged shingle tabs. Pay particular attention to any visible signs inside of your home such as cracked paint, discolored ceiling or drywall, and peeling wallpaper.
What Kind Of Roof Do I Need?
There are many types of roofing systems. The kind you need may depend on the building use, access, weight loads, foot traffic, number of penetrations, cost, etc. Each plays a factor in roof selection. Our sales representatives will take the time to talk with you about product composition, how it’s tested, what the warranties are, and which suits your specific needs and budget.
Will The Roof Be Completely Torn Off?
Yes. We remove all of the shingles and any underlayment that covers your wood deck. Sometimes we find multiple layers of felt under the shingles. Everything must go as we clear the roof down to the bare deck. This gives a clear view of your deck so we can assess the existing wood. If we identify rotted wood, we document the damage and advise you of the extent. Any new wood installed is billed to you per our wood bill. This gives your roof the foundation to properly install the shingles, and is mandatory per Florida Building Code.
How Long Will It Take For The Roof To Be Completed?
Once we have started work on your roof, that work is not interrupted until it is completed—weather permitting. It could take one day, or it could take several. The time frame is based upon the size of your home, the condition of your roof and the extent of repairs. Rest assured that your roof will be manned for consecutive days. We do not schedule multiple jobs for our crews and have them hopping from one roof to another. When we show up, we are there until we are done. And our guys work long days, so generally, we tend to finish within a day or two.
How Long Can I Expect My Roof To Last?
The lifespan of your roof will depend on the type of roof you have, climate, weather and the maintenance it has received.
Isn’t The Lowest Priced Roof My Best Option?
The lowest bid is not always the best deal nor is the highest bid going to guarantee you’ll get the best service or materials. You want a combination of price and service. Don’t let a “low bid” be the deciding factor in your decision. It’s great if that happens to be a part of the deal, but proper installation at a fair price should be your utmost goal. At Hudson’s Restorations, we have low overhead, controlled labor costs, and a competitive source for materials and we pass those savings on to the customer.
With Regards To An Insurance Claim. Am I Responsible For Any Payments?
The only payment you’re responsible for is your deductible, which is required by law. We understand that in some situations you may not have funds to cover the deductible. In this event, we can help with financing options.
Will You Provide References?
Yes. Customer references will be provided upon request.
What Will The Estimator Look For When Inspecting The Roof Of My Home?
Our estimators inspect the roof covering, the drainage systems, the flashing (around skylights, chimneys, vent pipes), and the ventilation systems.
Are Estimates Free?
Yes. Please call to schedule an appointment with one of our experienced estimators or fill out the form and we’ll get back to you immediately. After our inspection, we will provide you with a written proposal detailing our findings, options and cost.
What Is Your Workmanship Warranty?
We offer a quality finished product backed up with a 5 YEAR WORKMANSHIP WARRANTY GUARANTEE.
How Many Estimates Should I Get?
Get three estimates. More than that is confusing and less doesn’t allow for comparison. Remember when soliciting estimates, do not accept a slip of paper with a number on it. You want an itemized list (scope) of the work to be done. This will make each proposal easy to compare with estimates based on the same work. If one bid is significantly lower than another you’ll be able to pinpoint exactly where the differences are.
What About Satellite Dishes / Non-Roof Related Projections / Mountings?
Any satellite dish or solar panel that is mounted directly on the roof will need to be removed before we begin work. You will need to contact a third party to remove and reattach these items. We will attempt to remove and re-install any other miscellaneous non-roof related projections, but cannot guarantee complete restoration to their original condition.
What Type Of Access Will You Require?
Will will need access to the entire perimeter of your home. We will not need access to the inside of your home. Please secure your pets.
What About Tear-off Debris?
When it is necessary to remove your existing roof, a dumpster will be delivered to your home. Careful attention will be given to keeping your driveway clean and damage free, however, Hudson’s Restorations, Inc. will not be liable for any damages.
While the deck is being reattached to the truss, debris may fall between the deck boards into your attic, open garage or carport. We suggest you cover or remove any items that may need protection. And although we use a magnetic roller at the end of everyday, beware of errant roofing nails in the grass or shrubbery.
What Should I Do With My Light Fixtures, Pictures, Mirrors, Fans, Etc?
These items can fall if they are not firmly attached to the ceilings or walls. Also, breakable items that are on shelves, tables, etc. should be placed on the floor. We ask that you check these items to make sure they are secure. This also applies to the items on the walls in your garage.
What About My Trees, Bushes, Flowers & Shrubbery?
If you have low-hanging branches over your driveway or roof, some trimming may be necessary. Our crews will cut back only those branches, which limit their ability to do an efficient job. We take precautions to keep your landscaping looking nice. Allowing plastic to cover your shrubbery longer than 30 minutes in the heat of the day could cause the tops to turn yellow. Hudson’s Restorations cannot be responsible for any damage.
Should I Expect Noise?
Re-roofing is a noisy business. You will hear footsteps, banging and hammering overhead throughout the process. Please inform your neighbors, too, so they know what to expect.
What About Hidden Conditions?
We are a transparent company that provides all the information you need prior to your start date. The largest area of concern for most homeowners is the wood bill. Upon signing our contract, you will receive a copy of our wood bill outlining the cost of every type of wood or material we may need to use above and beyond the materials included in your contract. Please understand that the condition of your roof deck cannot be assessed until we uncover it. It will be necessary to replace any rotted wood. In this case, it will require an additional charge. All stucco work is extra.
